General info on our various types of Inspections

  • Home Inspector RHI certified; Insured; Free thermal Imaging, Free Maintenance Manual. 
  • Home inspections ( Pre-sale and Pre-purchase ) are performed in accordance with the Canadian Association of Home and Property Inspections (CAHPI) Standards of Practice ( open link, " Find out more " below for copy of Standards of Practice )
  • New Home Warranty Inspections are performed in accordance with the Tarion Warranty Construction Guidelines; detailed reports are provided in reference to the Tarion Warranty Elements. As with a Pre-purchase inspection this is a very detailed report.
  • Commercial Inspections are performed in accordance with the Canadian Association of Home and Property Inspections (CAHPI) Standards of Practice.  
  • Visual  inspection and thorough examination of all visible and accessible components of the property including structural and operating systems.
  • Inspection tools such as a Thermal Imaging camera, High resolution moisture meter are used.
  • Home inspections approx 2 - 3 hours;   Commercial inspections approx 4 hours; all dependant on property size.
  • Comprehensive report provided electronically ( email ) usually within 4 hours of the inspection. 
  • Prices start at $250 + HST - condo high rise ( London based); commercial starts at $450 + HST
  • Formal invoice with HST number always provided. 
  • Repair Request Document Generator: agent or client can easily make a pdf file of specific defects in order to request concessions or repairs from Seller.

  • Distribution piping type (galvanised steel, copper and plastic)

  • Drainage piping type and inspect for leaks, P traps and drain flow
  • Sump pump and sump pit where accessible
  • Kitchen, bathroom, laundry, plumbing fixtures, and leaks
  • Bathtubs/showers ceramic tile leaks

Heating System

  • Furnace or boiler operation
  • Type of fuel (gas, oil, electricity)
  • Age, failure probability of furnace or boiler
  • Inspect for condensate leaks and / or rust in cabinet
  • Electric baseboard heaters, hot water radiators and in-floor radiant heating
  • Vent system and flues
  • Air filters, including maintenance
  • Air supply duct system- Do all rooms have a heat vent?

Air Conditioning System

  • Inspect outdoor air conditioning unit
  • Run air conditioner in warm weather
  • Inspect for condensate leaks
  • Age, projected life expectancy and failure probability


  • Amount and type of insulation and condition
  • Proper attic and crawl space ventilation
  • Any vermiculite insulation - report possible asbestos
  • Proper bathroom and kitchen exhaust fan venting
  • Basement and crawl space insulation and moisture barriers
  • Presence of soffit venting, and presence of roof venting
  • Venting of bathroom fans to exterior
  • Proper insulation / material of bathroom vent lines

  • Open and close random selection of doors and windows and inspect for failed window thermal seals, including skylights.
